    How often have we looked for our ideal property and failed to find it?  Over more than a quarter-century in the Italian vacation rental business, finding that ideal is a rare event.  What IS our “ideal”, anyway?  In a few words: a free-standing cottage with 2 equal bedrooms, 2 full baths, its own pool, and a fantastic view.  In fact, I don’t think we have a single property on our list that meets all those criteria: Podere Sagna-Capanna comes close, but the pool is shared.  Ditto the Fienile and Casa Gialla at our Gigliola Farmhouses, as well as La Noce at Montecastello.

    The Casetta Le Colline meets our criteria closer than any other Vacanza Bella property.  It is a fully free-standing cottage.  It has 2 equal bedrooms and 2 full baths, making it ideal for either a small family, or a single couple, or a small group of friends, or, most attractively to us, a group of 2 couples traveling together who want some separation and privacy.  The view of surrounding mountains, patchwork farmland, woods, and olives, is drop-dead gorgeous.  The price is truly reasonable.  What’s the hitch?  Well, there isn’t any hitch in our opinion.  The owner, a charming English gentleman, lives in the adjacent villa, and while he and his guests may use the pool occasionally, it’s a very limited use, and you’ll never have the feeling that you’re using someone else’s private pool.  The pool is pretty much yours, and yours alone.

    Location?   Very close to the hamlet of Regnano, in the foothills of the Monti Sibillini range and the National Park that bears its name.  Several unspoiled medieval hilltop villages are within a few minutes’ drive: Loro Piceno, San Ginesio, and Colmurano, to name just three, while bustling Tolentino is about 10 minutes away.  Tolentino has a lovely medieval center, very good restaurants, and everything you’d want in the way of shops and services.  The beaches, seafood restaurants, and outlet shopping along the Adriatic coast are less than an hour’s drive.  The location is ideal for all sorts of outdoor activities, above all hiking, but also swimming, boating, mountain biking, rock climbing, riding, tennis, and cave exploring.

    More about the house itself: The open-plan lounge/dining has satellite TV/DVD, CD player, and a nice little log-burning stove for maximum atmosphere, while the kitchen area is fully equipped with dishwasher and washing machine.   All windows have screens, a rarity in Italy.  There’s ample parking.  One thing the cottage does not have is its own phone line, but these days everyone uses their own portable; the owner will kindly let you use his internet connection for email.

    All in all, the Casetta delle Colline is a delightful cottage in a wonderful setting.
