Our Frattina flats are among the best weekly apartment rentals we know in Rome. They occupy the American third and fourth floors of a very well-maintained period building in the heart of the Spanish Steps area of Rome. What more can we say about this neighborhood, which is the heart of Rome’s most fashionable shopping: Bulgari, Gucci, Valentino, Armani, Prada, and dozens more. Delightful restaurants such as Da Mario and Nino and the Caffé Greco are within steps, as are many superb examples of prime art historical importance: the Caravaggios in Santa Maria del Popolo and San Luigi dei Francesi; the Galleria Doria Pamphili; the Villa Medici; the Pantheon and Piazza Navona, just to name a few. Plus, there’s great public transport nearby in the form of the Metro and many bus lines, to take you all over the rest of the Eternal City.

The Roman owners recently remodeled and furnished our Frattina flats to a very high standard. All have independently controlled central heating and air-conditioning; telephone; internet hookup; satellite TV, clothes washer; and household help available for a fee. Lighting is good in all the Frattina flats, in terms of both quantity and taste. Closet and other storage space is far more than adequate. Windows are double-glazed for maximum quiet.

A group of couples or an extended family can obviously take more than one flat. Together with the Frattina Penthouse (see separate listing), the total maximum number of persons who could be accommodated together in this building at any one time is 20, in 9 double bedrooms and 2 single bedrooms.

Upon entering the building, you walk up about 15 steps to the elevator which takes you to the third or fourth floor, depending on which Frattina apartment you have rented.

Frattina Flat A. Accommodates 2. 1BR, 1BA.
Frattina A is among the largest of the building’s 1-bedroom flats. Positioned on the third floor on the corner of the palazzo, it is particularly light and airy. It is composed of an entry hall, big living/dining room; separate eat-in kitchen; bath with shower over tub, and bedroom with indivisible matrimonial bed. Just lovely.

Frattina Flat B. Accommodates 4. 2BR, 2BA. Third floor.
An excellent, spacious apartment for a family. You walk into a big living room with two sofas, armchairs, and a dining table in the center; the kitchen is along one wall of this room. This leads into a good-sized twin-bedded room with an en-suite bath with shower only. In turn, the twin bedroom leads into the master bedroom with an indivisible matrimonial bed and a second bath en-suite, this bathroom containing shower over tub. Frattina B is one of our most successful, reasonably priced family flats; it doesn’t really work for 2 couples, however, as one must walk through the twin bedroom to gain access to the master bedroom.

Frattina Flat C. Accommodates 3. 2BR, 1BA, Balcony. Third Floor.
This is a architectural jewel of an apartment. From the entry hall you come directly into a warm living room with 2 sofas and good lighting. From here, a short hall leads back into the smallish matrimonial bedroom and from here to the apartment’s bathroom with a big shower stall (no tub). Back in the living room, an ingeniously remodeled hall has been transformed into a tiny but very charming single bedroom suitable for a child or for a short adult. This bedroom gives access to the eat-in kitchen with all the usual appliances. (The bedroom is elegantly closed off from both living room and kitchen by two curtains. This single bedroom and the bathroom both lead out onto an internal balcony which doesnÕt look out onto anything except the building’s well-kept courtyard, but one could happily enjoy an occasional cocktail out there. Again, the fact that you must walk essentially through the master bedroom to access the bathroom means that the single bedroom is best suited to a child or other relative than to an unrelated adult friend, though this is obviously a matter for all to discuss.

Frattina Flat D. Accommodates 2. 1BR,1BA, Terrace. Fourth Floor.
An exceptionally large flat for a 1-bedroom, Frattina D has that ever-so-charming under-the-eaves feeling, without sacrificing the feeling of spaciousness or light. The living room with comfy sofas and chairs leads into a big eat-in kitchen lit by skylights, in turn leading into a nice matrimonial bedroom with en-suite bath (shower over tub). This flat has a neat internal terrace off the bedroom with a small table and a couple of chairs, nice for breakfast or even other meals.

Frattina Flat E. Accommodates 2. 1BR, 1BA, Balcony. Fourth Floor.
Airy, light apartment which we find very welcoming. You walk into an entry hall which has been transformed by virtue of architectural necessity into the flat’s kitchen. Beyond is the long rectangular dining/living room off of which is an internal balcony good for cocktails or even stand-up sandwiches. It’s even big enough for a couple of chairs to be put out. Behind the kitchen, divided by a screen from the dining part of the living/dining room, is the bedroom with a matrimonial bed and an ingeniously arranged en-suite bathroom with shower only.

Frattina Flat F. Accommodates 2. 1BR, 1BA. Fourth Floor.
For lovers of atmosphere, Frattina Flat F has an unbeatable under-the-eaves feeling with comfortable low-to-the-ground furnishings. Beamed ceilings and skylights contribute to the cozy ambience. Living room, matrimonial bedroom, full bath with shower over tub, and eat-in kitchen make up the apartment’s essentials. Great for honeymoons or for couples of any age.
