One of the great vacation rentals in Rome, at an accessible price, the Frattina Penthouse occupies the top two floors of the same building that contains our smaller Frattina Flats (see separate page). The building is a typically well-maintained palazzo in the very center of the Spanish Steps neighborhood of Rome, home to the Eternal City’s most elegant shops and caffés. Piazza di Spagna, the Pantheon, Piazza del Popolo, and the Italian Parliament are a short walk away, and you are surrounded by delightful restaurants such as Da Mario and Nino and the Caffé Greco. Public transport is excellent, plus the Via del Corso is one of the few streets in Rome where a taxi can be hailed at virtually any time of day or night.

The Roman owners recently remodeled and furnished our Frattina Penthouse to a very high standard. It has independently-controlled central heating and air-conditioning; telephone; internet hookup; DSL line; satellite TV, clothes washer; and household help available for a fee. Lighting is excellent, as is closet space. Windows are double-glazed for maximum quiet. The feeling of the flat is not one of excessive luxury or formality. There’s a kind of California informal-yet-elegant atmosphere overall.

A group of couples or an extended family could take the Penthouse together with the other Frattina flats, up to a maximum of 20 persons at any one time.

Upon entering the building, you walk up about 15 steps to the elevator which takes you to the top floor. From here, an additional dozen or so steps lead directly into the penthouse’s beautifully proportioned living/dining room, along the whole length of which runs a gorgeous covered terrace plenty big enough for lounging and eating out. The terrace enjoys views of, among many other things, the dome of St. Peter’s and the top of the Victor Emanuel Monument.

At the far end of the living room, a half-dozen steps lead up to a second dining area and separate kitchen containing everything. On this level lies one of the two principal bedrooms, not large, with an indivisible matrimonial bed, and giving out onto its own private jewel of a terrace. The en-suite bath has a shower only.

Back to the stairs leading into the living room: A short hall leads into a tiny but very charming single bedroom with its own private bath (shower only) and a huge walk-in closet which serves as well as extra storage for the rest of the flat.

Again back to the stairs leading into the living room: A normal flight of stairs ascends to the second master bedroom, again not huge, but very charming, furnished with an indivisible matrimonial bed, with its own en-suite bathroom (shower over tub) and leading out onto its own private terrace.

So we’re talking about an absolute maximum of 5 persons (no exceptions made to this) in two matrimonial bedrooms, one single, three baths, and three terraces. The relative equality of, and the physical separation between, the two principal bedroom suites makes the Frattina Penthouse ideal for a party of two couples traveling together.
